Turnkey sitework means a developer or general contractor signs one contract with Modern Site and we carry the scope end to end — excavation and grading, site clearing, storm utilities, and lot or pad preparation for residential and commercial work, coordinated under a single schedule instead of split across multiple subcontractors.
That's backed by 35+ years in the industry, $3M in bonding capacity, an EMR safety rating below 1.0, and $2M/$4M general liability and umbrella coverage. We're licensed in both states we work in — NC #83669 and SC #123831.
Our featured Hendrick Automotive Group project, the Twin Lakes Collision Center in Charlotte, is a good example of what a turnkey scope looks like in practice: mass grading, water, sewer, storm drain, export, sand filters, and heavy-duty concrete pads across 18 acres and roughly 53,000 cubic yards of material, delivered on schedule and to grade.
